Paradise Palms Palmer & Krisel Fixer Opportunity – Las Vegas, NV

Good deals don’t come around every day, but today it has. This 1963 Palmer & Krisel-designed home in Paradise Palms is listed at only $99,000. It’s priced way below comps, and will most likely sell for significantly more than the asking price.

The midcentury modern home features three bedrooms and two bathrooms in 1,543 square feet on an 8,200 square-foot lot that backs up to the Ruby Thomas Elementary School. Originally built with 1,344 square feet, the master bedroom has had a 199-square-foot addition placed on it in 1975, doubling the size of the original 120 square-foot master.

Original Krisel rendering of the Model 4C

There’s only one interior and exterior photo of the home shared by the listing agent, and the only comments are that the home needs work, and it’s priced accordingly. Lucliky the floor plan is available, and this is a Paradise Palms Model 4C, which features a strong folded-A roofline, a distinct open air two car carport (covered with blankets in the photo) and a unique pattern of 8”x8” decorative block mixed with 8”x2” shadow block, unique to this model of home.

Google Street View of Property

Originally there would have been clerestory windows above the decorative block, letting north-facing light into the master bedroom. These clerestories have been removed; however, the clerestory window above the kitchen seems to still be in place.

Original floorplan and model features

Like most Palmer & Krisel-designed homes, the living and dining areas are at the rear of the home while the kitchen is towards the front. The master bedroom is split from the secondary bedrooms, offering some privacy.

Living room still ahs signature moderist full-wall fireplace, hearth and surround

The only interior shot provided is of the signature Krisel modernist fireplace in the living, which still appears to be intact and unmolested. Other than that, we have no idea if the original kitchen with signature floating island or any of the original tilework in the bathrooms is still in place.

Google Maps tells us that the backyard is nothing but bare earth and contains a pretty full and mature mulberry tree, which helps block the west-facing sun.  This is a great opportunity on a blank slate that will sell fast and above list price – if you want a great deal on a Palmer & Krisel in a hot neighborhood, check this one out today.
