Old World Traditionally Renovated Palmer & Krisel in Santa Ana For Sale – Santa Ana, CA

Built in 1955 in Santa Ana, CA is this traditionally renovated Palmer & Krisel-designed home. Featuring three bedrooms and two bathrooms in 1,442 square feet on a 6,000 square-foot lot with an-ground pool, this central Santa Ana home carries an asking price of $549,900.

Front of home

Like most other homes on the street, this one features a front yard fence separating it from the surrounding street, with thick stucco pilasters and a wide driveway gate. Behind the fence and gate the front yard is mostly paved over, with a combination of concrete driveway and molded pavers. Red brick veneer has been added to various portions of the front of the home, and a Victorian-style front door with a large, leaded oval glass windows sets the tone for this home.

Living room

Dining room

Inside, the Santa Ana Palmer & Krisel homes were cousins to the Pomona’s Valwood Estates models. The entry open up into the old world-inspired living room, with hefty interior columns supporting decorative arches where demising walls once stood. The dining area sits off the entryway, and features a large ceiling medallion supporting a new-olde style chandelier, while the once modernist fireplace in the living room has been converted to something reminiscent of centuries earlier.

Kitchen

The kitchen sits off the dining and living room at the side of the home, and has seen its demising walls removed. The kitchen is pretty much the antithesis of midcentury modern, with raised-panel cabinetry, granite-on-granite backsplashes and counters, ornate molding and leaded glass cabinet fronts. Stainless steel appliances, can lights and a garden window top off the look of the room.

The three bedrooms are definitely in keeping in line with the rest of the look of the home. All three bedrooms feature a distinct version of a coffered ceiling, ornate lighting fixture and plantation shutters. The bathrooms follow suit with the rest of the home, with ornate tilework and earth tones.

Pool and backyard

Back of home

The backyard is anchored by the large in-ground pool bordered in red bricks. A variety of paving ranging from flagstone, concrete and dark stone lines the yard. Other than a few oversized pots, there’s no living landscape in the backyard, only hardscape. A small pergola sits along the north side of the yard, covering a built-in barbeque.

While this midcentury modern home is decidedly no longer midcentury modern, it represents an interesting interpretation of a modernist tract home – at least the vision remained consistent throughout the entire property.

Nicely Renovated Santa Ana Palmer & Krisel For Sale – Santa Ana, CA

Sited in central Santa Ana is this well-renovated 1955 Palmer & Krisel-designed corner-lot home which has recently hit the market. With a small, proportional addition this home has been expanded from an original 1,200 square feet to 1,392 square feet, includes three bedrooms, two bathrooms, a detached two car garage and an in-ground pool and spa with an asking price of $485,000.

Front of home

Detached garage and front yard
The Santa Ana Palmer & Krisel-designed homes are the same models as found in Pomona’s Valwood Estates, built at nearly the same time in 1955. This particular home is one of the most well-thought out renovations we have seen so far of either the Santa Ana or Pomona Krisel homes. The front yard is surrounded with a combination slump block and horizontal wood fence, enclosing a mainly grassy yard area. The exterior of the home maintains its original lines, with the exception of the proportional addition, which was molded in the style of the home.

Inside, the living room sits at the rear of the home, while the kitchen and dining sit at the side. The open, beamed celotex ceilings are still intact and in place, have naturally-stained beams and are complimented by matching stained hardwood floors. The original cut stone fireplace is still intact in the living room, and appears to be in great condition.

Dining and addition viewed from kitchen

The kitchen has been opened to the living and dining rooms, and features sharp, semi-gloss grey cabinetry with stainless steel appliances and granite countertops. The original clerestories on the ends of the home are still intact, allowing for lots of natural light to flow into the kitchen and living areas. The dining area sits towards the front of the home, and opens to both the kitchen and the addition which is currently utilized as an office.

The addition maintains the same proportions of the home, including the open beamed celotex ceiling matching the rest of the home and floor-to-ceiling windows. The three bedrooms are generally in their original configurations, with the bedrooms on the ends of the home maintaining their original clerestories and all featuring their original vaulted ceilings.

Both bathrooms have been updated with clean, modern fixtures and details. The tub and shower surrounds use an attractive geometric patterned tile surround, while the walls of the bathrooms are finished in high-gloss white tile.

The backyard contains a covered concrete patio accessed off of the living room. The large pool and spa occupy a majority of the rear yard, and the pool includes a diving board and water slide. The rest of the yard is mainly hardscaped, with the exception of some small planters at the corners of the yard.
This is very well-done contemporary renovation of a classic Palmer & Krisel home that is livable, attractive and appropriate.

1954 Santa Ana Palmer & Krisel in Need of New Life – Santa Ana, CA

The Palmer & Krisels in Santa Ana are a new feature to the blog, simply because there hasn’t much for sale in there lately, until today. Built in 1954 by Dunas, Greene & Swidler, this 1,200 square-foot four bedroom, two bathroom home carries an asking price of $449,000. Located on a 6,500 square-foot lot in the urban core of Santa Ana, those with a keen eye will note that the floor plan looks familiar – it’s the same as the Plan D in Pomona’s Valwood Estates, which was built at roughly the same time as this property.

Large front yard is grassy; original clerestories are still intact on the sides of the home

Much like most of the homes in Valwood Estates, mullioned white vinyl replacement windows have become the dominant façade feature, with the original floor-to-ceiling windows nowhere in sight. Sometimes homeowners get confused on how to handle a midcentury modern home when it comes to updating or retrofits – easy solutions are never in the bog-box do-it-yourself stores, who typically carry materials that are accordance with newer homes.

Kitchen features granite countertops and raised panel cabinetry

Kitchen opens directly to entry

Entering the home through the southeastern US-style leaded glass door, the combination kitchen, living and dining room immediately greets guests and visitors. The kitchen has been opened to both the entry hall and living area, which opens up the space in current manner, but comes at the sacrifice of privacy and spatial division. The kitchen sits at the front of the home, and features granite counter tops, raised-panel cabinetry and stainless steel appliances. The laundry sits tucked off the kitchen, and provides an access door to the service porch.

Kitchen also opens directly to living room and dining room

Luckily Living and Dining Rooms still feature original cut stone fireplace, clerestories and floor-to-ceiling windows
The living room features the original open, beamed celotex paneled ceiling, along with the original cut stone fireplace. Luckily the floor-to-ceiling windows are still in place in the living and dining areas, replaced with vinyl replacements and French doors, and the original clerestories are still in place.

Hall bathroom

Rear corner bedroom

Front bedroom

Bedroom with mysterious dropped ceiling

Both bathrooms have been updated with very simple, generic materials that create a functional space that doesn’t acknowledge the architectural style of the home.  The bedrooms on the ends of the home still incorporate their original clerestories and vaulted ceilings, while one of the interior bedrooms has a dropped ceiling for an unknown reason.

Sideyard

Backyard patio and rear of garage

Backyard incorporates large shade tree blocking west-facing sun

The backyard of the home incorporates a large uncovered concrete patio and a large shade tree, along with a patchy lawn that is ready for a water-conserving makeover. It’s really a blank slate ready for personalization. The detached two-car garage sits adjacent to the home, and keeps a tight footprint that doesn’t over interfere with the open space in the rear yard.

There’s definitely room for the midcentury modern to be put back into this home, and in doing so this property could really pop. If you’re looking for a midcentury restoration/renovation opportunity in Santa Ana, look no further.
