Vintage 1960 College Glen Estates Palmer & Krisel Home For Sale – San Diego, CA


Built in 1960 by San Diego’s Drogin Construction Company is this vintage College Glen Estates home located near San Diego State University. With three bedrooms and two bathrooms in 1,780 square feet, a two-car garage and large screened porch on a 5,000 square-foot lot this home carries an asking price of $535,000.

With a diminutive front yard, the front of the home contains a small water-efficient landscaped yard with a shallow driveway. The entry sits recessed at the center of the front of the home, visible from the street. The exterior lines of the home are generally original, with some added stone veneer accents which are now vintage in their own right.

Inside, the living room is long and linear, with the original modernist fireplace at the back of the room covered in more after-market vintage stone veneer. A small stone veneer-covered pony wall has been added between the living and family room, creating more privacy and division between spaces. Original open-beamed ceilings and a skylight add volume and height to the space.

The kitchen sits just off the living room, and is nearly as vintage and fresh today as it was in 1960. Krisel’s signature speckled-tile countertops are still in place and appear to be in magnificent condition. The original brown enamel oven, cooktop and dishwasher appliance package are all included as originally intended, along with original cabinets, sink and pulls. With floating cabinets and breakfast bar all in place as envisioned by the architect, this is a near perfect example of a vintage kitchen worth maintaining. A dining area sits just off the kitchen at the side of the home which opens to the wood-paneled family room at the rear of the property.

The three bedrooms sit along the west side of the home, with the master at the rear. The secondary bedroom at the front of the home still features its original clerestory windows and trademark narrow slit window, adding a modernist element to both the interior and exterior of the home. The bathrooms appear to have been updated at some point in the 1970s, and the bedrooms all appear to be in their original configurations.

The last week of the year is traditionally slow and there’s not that many new Krisel-designed homes to share. Sitting on the market for nearly six months is this 1963 Palmer & Krisel-designed home in Palm Springs’ Canyon View Estates. With three bedrooms and two bathrooms in 1,684 square feet the asking price on this home is $411,900 with monthly HOA dues of $320.

The original kitchen sits just off the entry at the front of the home, which currently shows dark. Traditional lighting, ceiling fan and flooring weigh the room down a bit and take away from the modernist details of the space.

The bathrooms have all been updated with a mix of traditional materials that aren’t necessarily in keeping with the modern architectural style of the home, but are clean and functional for now. The hall bath features a small skylight for added natural light. The two guest bedrooms sit at the front of the home, while the master bedroom overlooks the rear patio. The flooring on the bedrooms switches to a mix of Saltillo and carpeting, adding to the eclectic look of the home.

Allied Gardens Palmer & Krisel For Sale – Hacienda Heights, CA


This has been a banner month for modified Palmer & Krisel homes, and this new listing in Hacienda Heights, CA is no exception. Built in 1955 as part of the Allied Gardens development, this modified midcentury home features four bedrooms and two bathrooms in 1,450 square feet with a very large two car garage all on a large 8,000 square-foot lot with an asking price of $498,000.

The two most noticeable modifications to this California contemporary home are the upwards expansion of the two car garage and the high hat roofline which has been placed above the entry. Cornices have been added to both modifications, along with archways to match the Victorian-style front door. Originally this home would have had a much more unassuming entry and more appropriately-scaled detached garage.

The home sits on a large grassy pie-shaped lot in the knuckle of Matchleaf Avenue, allowing for a large southeast-facing rear yard. White vinyl-mullioned windows have taken the place of the original trimline aluminum windows out front, which alters the intended character of the home.

Inside, there’s only three photographs provided of the interior of the home, leaving the rest to be discovered upon viewing. A small dining area has been added in the former service porch between the kitchen and the garage, with a pass-through constructed through a former window.  The kitchen is located at the northern corner of the home, and features raised panel cabinetry with laminate counter tops from what appears to be a mid-1990’s update.

The living room sits adjacent to the kitchen, and features clerestory windows and original paneling. A traditional mantle has been added to the original fireplace, which blurs the modernist lines of Krisel’s architectural hallmark.

The four bedrooms and two bathrooms occupy the southern half of the home, with two bedrooms and a bath along the front of the home and two bedrooms and a bath facing the rear, in a floorplan that we’ve seen all over from Santa Ana to Pomona, Las Vegas to Whitter. There’s no photographs provided of the bedrooms, but dimensions were typically small, approximately 10’ x 10’ in size. Homeowners tend to remove a demising wall between bedrooms in these models to create one large master suite.

The backyard is large and grassy, containing a few fruit trees and a small covered patio area, essentially leaving it a blank slate for a water-conserving modernist makeover.

There’s a bit of work that’s going to be required to bring this house back to its original aesthetic, but most of the bones are there for those willing to take on a challenge.

Palmer & Krisel-Designed Major Fixer For Sale - Lompoc, CA



It seems about once every two months a well-priced Palmer & Krisel fixer comes on the market, and this month we’ve already had one so far with the gone-in-a-flash fixer in Ramon Rise in Palm Springs. This home is another great deal, priced approximately $100,000 below recent comparables. Built in 1959, this Lom Park midcentury home features five bedrooms and two bathrooms in 1,698 expanded square feet with a detached two-car garage on a 6,900 square-foot lot with an asking price of $150,000.

There’s not much information available in this northern Santa Barbara County home, with only three photographs available in the listing. The listing does indicate that this is an estate sale, in as-is condition and will not qualify for traditional financing.

The floor plan appears to be quite similar to the las Lom Park home we featured back in August, with the living room at southeast corner of the home, master bedroom and bath at the southwest corner, secondary bedrooms along the northeast side of the home and family room and kitchen along the northeast side. There’s also a permitted addition placing approximately 350 square feet and two bedrooms onto the original foundation of this home.

Google maps tells us there’s at least four abandoned vehicles in the jungle-like backyard of this home, amongst quite a bit of debris, building materials, wood pallets and bicyles. The formerly detached rear yard two-car garage is accessed via an alleyway, and appears to have as much deferred maintenance as the backyard.

This midcentury home will require a bit of energy, effort and creativity to bring it back to life. No telling what the original interior details are like – hopefully there will be some that are worthy of being salvaged. We’ll keep our eyes open for a renovation coming soon, this home will definitely not last at its current asking price.
