Bermuda Woods Palmer & Krisel Former Fixer Flipped & For Sale – Reseda, CA


Last seen on the blog in August 2015 as a down & dirty fixer upper, this midcentury Palmer & Krisel has been flipped and reimagined for a new owner. With four bedrooms and two bathroom in 1,764 square feet on a 6,900 square-foot lot with pool, the asking price of this home is $599,000.


The current flippers picked this home up for $350,000 in September, and got to work permitting the formerly unpermitted carport enclosure. Adding 400 more square-feet onto the home in the form of a master bedroom, the home prvides additional legal square footage at the sacrifice of covered parking. The front of the home has seen a modern wooden fence installed between the existing masonry pilasters, and the front yard has seen a simple water-conserving landscape installed.

Inside, the home has had the super-greatroom-kitchen-dining-living room concept applied to it, which reduces the common living areas to one giant open space, excellent for entertaining but terrible for division and privacy, making the home appear smaller than it is. Although the demising wall between the kitchen, breakfast nook and laundry was removed, the open beamed ceilings were actually left alone and intact. Most flippers love to cover these up with drywall for some reason.

The other surprising detail left intact was the original stacked block fireplace, which has merely been painted, where many love to cover in drywall and stone. One thing that wasn’t changed was the mis-matched height of the windows surrounding the fireplace – the one on the left sits higher than the one on the right. Both would have originally been floor-to-ceiling four-pane windows.

The kitchen is stock flipper, with white shaker cabinets with modern pulls topped with composite counters, a central island and stainless steel appliances, including requisite chunky slide-in range. Subway tile backsplash is right on cue, placed against the only wall in the kitchen.

The master bedroom now sits in the converted carport, and features a beige-toned bathroom at the front of the room with small windows looking out towards the driveway, while the master suite overlooks the backyard through a sliding glass door. The three secondary bedrooms are split from the master, and have been finished identically with mirrored closet doors and ash-colored fake wood tile. The guest bath has been finished with a shaker-style marble-topped vanity, and a tub with floor tiles used for the surround.

The backyard has seen the pool filled and repaired and landscape areas filled with gravel. There’s still lots of concrete, but at least the junk has been cleared off the patio.

With flip, some fixes are good, and some are not. There’s some hallmarks that flippers can’t help but steer clear from – at least there’s no boob lights or can fixtures in this home. At the current asking price, not providing covered parking, this property might be a slow sell, but if you’re interested, this one appears ready to go.

1961 Clairemont Palmer & Krisel Home For Sale – San Diego, CA


Built in 1961 by the Drogin Construction Company is this fairly original midcentury modern Palmer & Krisel-designed home in San Diego’s Clairemont community. With four bedrooms and two bathrooms in 1,616 square feet, this home sits on a 9,000 square-foot canyon view lot and carries an asking price of $895,000.

The east-facing home provides a moderate-sized front yard, with a variety of landscape materials found throughout the yard. The flat-roofed attached two-car garage sits closest to the street, while the gable end of the home is setback. The original clerestory and aluminum-framed windows are still in place, and concrete block accents sit adjacent to the front door.

The entry leads into the linear living and dining rooms, which spans between the front and rear of the home. The vaulted, open-beamed ceilings are still in place, complimented by newer similarly-toned wood floors. Interestingly, this particular Krisel home does not provide a fireplace in the living room, allowing for the great room to function with great flexibility.

Three of the four bedrooms are all clustered along the north side of the home, with the fourth bedroom sited at the front of the home. The master bedroom and bath both lie at the back of the home, overlooking the backyard. The master bath is mostly original, with mint-looking tub surround and vanity, while the guest bath maintains an identical original look with well-preserved fixtures and lighting.

The home backs up to Stevenson Canyon, with a large, flat lot providing fairly open views due to no rear fence. A simple brick patio sits off of the kitchen and dining rooms, and several large, mature trees frame the space and provide shade. Like the front, the back yard provides an opportunity to customize and install a water-conserving modernist landscape.

This home has lots of fun original details, character and features, with the potential for this to be a great time capsule home. Hopefully the next owner will maintain these details and enjoy them as much as the current owners obviously have.
