Valwood Estates Palmer & Krisel Fixer For Sale – Pomona, CA


Built in 1955 by builder Weber-Burns in Pomona, CA is this 1955 Palmer & Krisel-designed fixer for sale in Valwood Estates. This midcentury home features four bedrooms and two bathrooms tucked into 1,200 square feet, sits on a 6,000 square-foot lot with a detached two-car garage, and carries an asking price of $349,500.

Situated on a corner lot, this south-facing home sits behind a wrought-iron fence with a large turf yard. A pair of mature trees flank the home, which has a large front yard due to the driveway and garage being located in the backyard.  The exterior of the home features both replacement and original windows, stucco siding and what appears to be a solar hot water heater.

Inside, this home is well-worn, as this is a small home that was designed for several occupants. The living room sits at the rear of the home, anchored by the cut stone fireplace that was unique to Valwood Estates. The cut stone has been painted over with a red gloss paint; however, there’s always the potential for restoration. The original clerestory windows have been covered over, cutting down on the amount of natural light intended to enter the home and make a small space feel larger.


The kitchen appears to be missing some cabinet door and drawer fronts, along with containing two different styles of cabinet faces. The whole room appears to need a little tlc, and could definitely benefit from a modernist makeover.

Only one photo of the four bedrooms is shown, which indicated that the rooms are floored in hardwood laminate. Only one photo of the bathroom is shown, and like the rest of the house, appears to need a little work, with a wide gap cut into the tub surround. Interestingly, there’s also no mirror in the bathroom and no cover for the light fixture.

Valwood Estate Palmer & Krisel homes tend to be well-used over the years, and could definitely use some owners with a little vision who aren’t afraid to take on a renovation project, and this home is no exception.

Valwood Estates Palmer & Krisel Fixer For Sale – Pomona, CA



Relatively new to the market is this 1955 Palmer & Krisel-designed home in Pomona’s Valwood Estates. Legally this home is listed as a four bedroom, two bathroom home in 1,200 square feet, but a non-permitted addition on the rear of the home adds two additional bedrooms, while the original master has been sectioned off as a separate apartment. The home carries an asking price of $350,000, features a two-car detached garage and sits on a 5,800 square-foot lot.

There’s lots of work to be done on this home, with the non-permitted rear addition and most likely non-permitted apartment conversion at the front of the home. Like most other homes in Valwood Estates, the front yard on the property is fenced in, and a lone street tree stands at the front of the property. The home generally maintains its original proportions on the front exterior, with the exception of the window openings, which have all been reduced in height and size, replaced with white vinyl mullioned windows, another popular aftermarket addition seen throughout Valwood Estates.

Inside, all openings to the original master bedroom and bathroom have been sealed off, which would have been adjacent to the entry hall. The living room and kitchen sit at the rear of the home, while the dining room sits at the front. The living room is anchored with its original cut stone fireplace, and much like the front of the home, all the original floor-to-ceiling windows have been reduced in size, while the original clerestory windows on the sides of the home have been drywalled over. Also drywalled over are the original open beamed celotex ceilings, most likely as a means of concealing electrical for added ceiling fans.

The kitchen has been updated over the years, with flat-fronted wood cabinetry and laminate countertops. The kitchen window has been lost due to the addition at the rear of the home, and 3” tile covers the wall as a backsplash. The addition also removed the rear yard door off of the laundry room, and curiously this home now has no backyard access door.

There’s no photos provided of the front apartment, so no telling what condition that room is in. The remaining bedrooms are colorful, and the addition contains two additional rooms where unfortunately the original soffits of the rear of the home are clearly visible inside the room. The secondary bathroom is rough at best, with some black spotting noted above the tub and at the base.

The backyard has no direct access from inside the home, contains random concrete work and a patchy lawn. Chain link fencing and a few small trees dot the perimeter of the back yard.

Like most other Valwood Estates homes, this property has had quite a few alterations over the years and has had lots of use over the years. For those not afraid of a little work or unpermitted additions, be sure to check this home out.

Valwood Estates 1955 Palmer & Krisel For Sale – Pomona, CA


Situated in western Pomona is this affordable Palmer & Krisel-designed home built in 1955 by builders Weber-Burns featuring four bedrooms and two bathrooms. With 1,200 square feet, there’s an enclosed sunporch at the rear of the home and a detached two-car garage, situated on a 5,800 square foot lot with an asking price of $319,900.

Like most homes in Valwood Estates, the front yard of this property has been enclosed with a wrought iron fence and gate, creating an unwelcoming appearance. A sweeping driveway leads to the detached garage and front door, and is accented with red brick insets. The exterior of the home has had a choppy lace stucco finish applied to it, and all windows have been swapped out for mullioned white vinyl replacements, another staple of Valwood Estates.

Inside, the home has pretty much had all midcentury modern elements sanitized out of it in favor or big-box store updating. The open, vaulted celotex ceilings have been partially dropped down, creating a coffered ceiling effect. This lowering of the ceiling has also deleted the clerestories at both ends of the house, cutting down on the amount of natural light entering the home.

The living and dining room sit at the back of the house, and overlook the sunroom. The original fireplace has been removed and drywalled over; however, the chimney is still in place, boxed in and visible in the sunroom. The kitchen has been updated with cherry stained cabinetry, granite countertops and mismatched appliances.

The four bedrooms in this plan are all fairly diminutive in size, as four bedrooms in 1,200 square feet is a tight fit. Two bedrooms sit at the front of the home, and two sit at the back. Both bathrooms have been updated with fairly plain materials, and are fairly tidy and well kept.

The backyard is pretty much a blank slate, with a patch lawn area and concrete patio. Unfortunately, the hot water heater and water softener have been relocated to the back patio, placing necessary utilities in full view of the patio.

Valwood Estates always offers affordable housing options, and this home could serve as a great starter or rental, or even a long-term restoration for those not afraid of a challenge.

Palmer & Krisel Fixer Opportunity in Valwood Estates – Pomona, CA


Opportunity knocks with this midcentury 1955 Palmer & Krisel-designed home in Pomona’s Valwood Estates. This well-worn home features four bedrooms and two bathrooms in 1,200 square feet and a detached two-car garage on a 6,200 square-foot lot with an asking price of $325,000.

Built as the Valwood Estates Model B2, this diminutive home holds lots of potential.  The home sits with its gable end towards the street, while the detached garage carries a shed roofline almost creating a zig-zag patterned roofline. A thick green hedgerow separates the front yard from the sidewalk, while the front yard itself is ready for a modernist drought-friendly makeover.

The front door sits on the side of the home located in the entry courtyard between the home and detached garage. The entryway opens up to the rear-facing living room, dining room and kitchen. The living room still features its original cut stone fireplace, now painted white and hidden from view in the listing photos by couches.

The dining room sits at the rear corner of the home, with windows overlooking the backyard. The south-facing clerestory windows have been painted over, cutting down on the amount of natural light entering the home. Opposite the living and dining rooms are the kitchen and laundry, the latter of which provides access to the backyard. The kitchen appears to have been updated at some point in the mid-1970s, with tile countertops, dark wood cabinetry and white appliances.

The bedrooms show fairly tight, as four bedrooms in 1,200 square feet is a lot to pack in. Luckily all rooms feature their original open beamed celotex ceilings, helping to add volume to small spaces. Like the rear of the home, the north-facing clerestories at the front of the home have been painted over, no longer allowing natural light to illuminate the spaces.

The bathrooms appear to have been updated in the same era as the kitchen, and are at least functional. While there are no listing photos, the backyard is very much a blank slate, with large trees shade along the south perimeter and a patchy lawn ready to be converted to entertaining space or a water-conserving landscape.

While the property shows cluttered, there’s lots of potential to breathe new modernist life into this midcentury Palmer & Krisel home.
