Twin Palms Estates Butterfly Roofed Palmer & Krisel Home For Sale – Palm Springs, CA

Located in iconic Twin Palms Estates is this 1957 Palmer & Krisel-designed butterfly roofed home built by the Alexander Construction Company. Featuring an in-ground pool, this expanded home includes three bedrooms and two bathrooms in 2,200 square feet on a 10,800 square-foot lot with an asking price of $730,000.

Located at the end of the Navajo Circle cul-de-sac, this home has most obviously been modified with the addition of a raised entryway and carport converted to a two-car garage. The front yard is classic Palm Springs, with a lush, green lawn accented with cacti, agave, palms and decorative boulders. Most of the basic original form of the home is still there, with the modifications consisting of enclosing the entry breezeway between the original carport and home, and the placement of two rooms on the back of the now-enclosed carport.

Entry hall

The added double front doors open into the added large entry hall, with raised ceilings and rear-facing sliding glass doors overlooking the backyard. The original front door opening sits just off the entry hall, and leads into the former entryway into the home. The original 1,600 square-foot portion of the home features the kitchen, dining and living at the rear of the home overlooking the backyard, while the bedrooms are all at the front of the property.

Living room

The living room is anchored by the original modernist fireplace, flanked by stacked block, clerestory windows and sliding glass doors overlooking the backyard. The interior of the home has been renovated with a southwestern theme, with Saltillo tile throughout. The original open beamed ceilings are still intact throughout the home, as are the clerestory windows.

The three bedrooms are all in their original configurations, with the two guest rooms overlooking the front of the property. The master bedroom sits at the front corner of the home, and overlooks the side yard through a large sliding glass door. Both bathrooms have been updated with traditional, ornate fixtures and tilework that are functional, but not necessarily in keeping with the midcentury modern roots of the home. Two additional rooms are accessed off the garage, which are currently being utilized as music studios.

The backyard offers sweeping views of Mt. San Jacinto along with lots of nearby palms. The original 15’ x 30’ Alexander swimming pool sits right off the kitchen and dining room, flanked by a large concrete patio and a lush green lawn. A small trellised covering befitting the home sits above the dining room, following the butterfly roofline.

This is a great opportunity to acquire what is currently the lowest-priced property for sale in Twin Palms Estates. The home is move-in ready, and can be enjoyed as-is or restored back to its original modernist form.

Paradise Palms 1963 Palmer & Krisel Golf Course Home Meets the 1990s – Las Vegas, NV

Built in 1963 is this expanded Palmer & Krisel-designed home on the 10th tee box of the Las Vegas National Golf Club in Paradise Palms. With 1,870 square feet, this tri-level cul-de-sac home features three bedrooms, three bathrooms and a two-car garage all on a 10,800 square-foot lot with an asking price of $184,900.

Original rendering of home

Front entry

Front of home

The home has had significant alterations inside and out that took place in the early to mid-1990s that removed much of the original midcentury modernist aesthetics of the property. Outside, the front yard could use a little attention, with bare ground and deciduous plantings making up most of the landscape. A tall, white iron fence encloses the front yard and separates the home from the street. Chunky lace stucco and window pop-outs were added to the exterior of the home, replacing what would have originally been a smoother sand finish.

Living room

Family room addition

Inside, the living room sits just off the entry. The signature Krisel modernist floating-wall fireplace has been made more traditional, with a bench hearth added and tile surround replacing original mosaics. A small family room has been added adjacent to the living room, sited on the south side of the home, and kitchen has been expanded into the back yard, incorporating a bay window breakfast nook overlooking the golf course.

The kitchen cabinetry was updated at the same time the house last saw a renovation, and features oak raised-panel cabinetry, older black appliances and composite counters. While the kitchen isn’t current, it is clean and functional and can be utilized as-is or updated in time.

Master bedroom

Balcony off master bedroom

The three bedrooms are upstairs, with the expanded master at the rear of the home overlooking the golf course. The master bedroom expansion includes a private rear east-facing balcony. The remaining two bedrooms are at the front of the home, and along with the baths, aren’t shown.

Covered patio off of breakfast nook

The backyard contains a small covered patio off the kitchen that was added at the same time as the other renovations to the home were made. The yard has been carpeted in artificial grass, and provides sweeping eastern golf course views.

While the home has been taken away from its modernist roots, it’s got great lines and great bones under those pop-outs, and can be enjoyed as-is or given a modern makeover.
