This classic 1963 Palmer & Krisel two bedroom, two bathroom
condominium in Palm Desert is loaded with lots of great original features and
detailing. With 1,260 square feet under the roof, this unit feels significantly
large than it is, with high ceilings, clerestories, walls of glass and a
generous north-facing patio. The asking price is $315,000 with monthly HOA dues
of $450.
The unit is entered from the east, through double doors which
sit underneath a signature Krisel sun-flapped canopy. The double doors lead
directly into the glass wall lined living rooms – and while the doors aren’t
architecturally consistent with the property, they can easily be replaced with
a more appropriate flat panel.

The living room features a decorative block wall augmented
by clerestory windows, while the south wall features floor to ceiling sliding
glass doors which lead to the patio overlooking the swimming pool area. The
dining room sits at the north end of the home, opposite of the living room, and
overlooks the north-facing balcony.
The original kitchen is tucked off of the dining room, and
while small receives ample light from the north facing windows. The counters
are white formica, and the appliances are clean, updated and white to match the
cabinetry.

The unit features two bedrooms, one which faces south towards
the common area, and the other faces north and adjoins the private north-facing
patio. Both bathrooms are original, with original vanities, counters and tile
work. Both are also pretty beige, and could use some color. Sandpiper is known
for having great screen block, and this unit definitely has some great examples
of a circular cross design. The north balcony features a waist-high wall, while
the south balcony provides a privacy screen of screen block for the master
bedroom area.
The south facing patio features a hand painted mural, which isn’t
totally fitting with the architecture of Sandpiper, but is definitely the owner’s
tastes. Of architectural note is the light well at the west end of the patio,
at the screen block wall, adding in visual interest and modernist detail. This
is a great unit which could really play up its midcentury bones with some
enhanced paint colors and a few lighting changes, and is definitely move-in
ready. If the circular cross screen block isn’t enough to sell you, then
hopefully the great original condition will.
