1960 College Glen Estates Palmer & Krisel-Designed Home For Sale – San Diego, CA


Built in 1960 by the Drogin Construction Company, this Palmer & Krisel-designed home still features several original features intact and in fantastic condition. With four bedrooms and two bathrooms, this home encompasses 1,492 square feet plus a two-car garage on a 6,700 square-foot hillside lot with an asking price of $596,000.


The homes in College Glen Estates sit close to the street with shallow, efficient front yards. This property is no exception, and features a small raised grass planter for the yard. The exterior of the home looks to have been updated sometime in the late 1970s or early 1980s, with diagonal wood planks replacing the original stucco façade. This look is almost retro in itself, and while not original, is certainly vintage.

Entryway features original sidelight and clerestory. While the door is vintage there's probably a better one style that better matches the architecture of the home.

The home features its original unfinished open, beamed ceilings and retains its original floorplan. The living room sits at the back of the home and is anchored by a striking, signature Krisel modernist fireplace. The ill-fitting screen and added tile band obscure the form slightly, but it still serves as the centerpiece of the room.

The dining room and kitchen sit off of the living room, with the dining room at the back of the home and the kitchen sitting between the dining room and garage. While the dining room is covered in country-style flowered wallpaper, the kitchen really shines with its original yellow tile countertops, yellow sink and original cabinetry. Just to the left of the kitchen sink lies another great original feature – the original whole-house working intercom with AM radio.

Both bathrooms still feature their original marble vanities and white American Standard sinks, and the master bathroom still has its original built-in wall heater. The four bedrooms are all fairly modest in size, but feature those signature vaulted ceilings which allow for small spaces to feel larger. The master sits at the back of the home, while the remaining three bedrooms are all located along the western edge of the home.

The backyard has a small patio for entertaining, and there’s a trellis covering the raised-spa. As this property backs up to the hillside, the majority of the backyard is terraced, which allows for the new owner to implement a creative landscape approach.

With just a few minor tweaks this home could really shine as a midcentury marvel thanks to all of those great original features. There's another nearly as-original identical Palmer & Krisel for sale for $71,000 less on a larger lot a few doors down, so this one may be on the market for a while.
