Flipped Yolanda Gardens Palmer & Krisel Home For Sale – Reseda, CA


Built in 1954 by Cal Frank Homes is this recently flipped Palmer & Krisel-designed home in Reseda, CA. Last purchased in July for $300,000, the home is virtually unrecognizable as a Palmer & Krisel due to modifications made by a previous owner. With an enclosed garage, the home includes four bedrooms and two bathrooms in 1,770 square feet, an in-ground pool on a 6,100 square-foot lot with a new asking price of $649,000.

There’s very little of the home that reads as a Palmer & Krisel, with the exception of the layout of the original bedrooms and baths. The once detached garage has long been enclosed and a pair of double-hung windows flanked with shutters has been added to the streetside façade of the garage, altering the curbside appearance of the home. A freestanding carport structure sits in front of the property, occupying a majority of the yard area, and a small gable-pitched roof has been added over the front door entry.

Inside, all demising walls in the common areas have been removed, creating one large super-kitchen-living-dining room. While wall removal opens up the interior space, it also eliminates privacy and divisions, and has the ability to make spaces feel smaller, as the entire space is visually absorbed at once. The kitchen sits at the front of the home, essentially in the space that was once the courtyard between the garage and main home. New white raised panel cabinetry with leaded glass fronts has been added, along with marble countertops, a farmhouse sink and stainless steel appliances.

The dining area sits in front of the kitchen, and the side wall of the home contains a curious indent that holds a window. The living room area sits at the back of the house, and overlooks the backyard through a small sliding glass door.

The former garage contains two small bedrooms which are accessed via a hallway while the master and additional guest room are on the other side of the home. All the bedrooms feature vaulted ceilings, tiled floors and mirrored closet doors. The bathrooms have been renovated in the same manner as the kitchen, with marble tile, white raised panel cabinetry and marble countertops.

The backyard contains a large in-ground pool, a small uncovered patio area and newly installed turf. The materials and finishes used throughout the home are definitely quality and give a nice visual appearance. For the purchase price versus the current asking price, it may have been more advantageous to put the midcentury modern back into this midcentury home, and restore some of the Krisel elements which had been removed. There’s always an opportunity to restore at some point, but at the current asking price that’s a difficult task.
