Inside, the living, kitchen and dining rooms overlook the south-facing side yard, while the bedrooms are located on the north side of the home. The original open beamed vaulted ceilings are still in place and have been sandblasted back to their original finish. The kitchen appears to have been updated within the last 10 years, with clean-lined natural finished cabinetry, granite counters and stainless steel appliances.

Dining room

Living, dining and kitchen

The living and dining rooms are open to the kitchen, and appear to have had their south-facing windows shortened in height, allowing for more wall space for furniture but reducing the amount of natural light entering the home. This model was constructed without a fireplace, which allows for a large, flexible great room.

Corbin Palms 1954 Palmer & Krisel Home with Pool For Sale – Woodland Hills, CA

Located in iconic Corbin Palms in Woodland Hills, CA is this 1954 Palmer & Krisel-designed home built by the Alexander Construction Company. With three bedrooms and two bathrooms in 1,592 expanded square feet, this midcentury modern home sits on a 7,400 square-foot lot with a swimming pool and two-car garage and carries an asking price of $549,000.

Front of home

The exterior of the home maintains its classic Krisel-lines, with a sweeping brick-lined driveway leading past a lush green lawn to the front door and garage. The raised-panel leaded glass front door has been recently highlighted with a pop of color, and the former service porch which would have sat between the garage and front of home has been enclosed.

Entry

Inside, those with a sharp eye will note that this is the same floorplan that was featured on Wednesday in south Granada Hills, with the master bedroom and family room at the front of the home, kitchen at the side, and living, dining and secondary bedrooms at the rear. The home features a formal entry hall, with light wood floors, and opens up into the rear-facing living room which overlooks the backyard and swimming pool.

Living room

Living room with original soffit

Skylights have been added to the open-beamed celotex ceilings, bringing additional light into this north-facing room. The original modernist stacked bright fireplace is still in its original form, untouched and unpainted. A bookcase adjacent to the fireplace conceals a painted-over window which once overlooked the pool. The original light-well soffit sits opposite the fireplace, and adds dimension and depth to the room.

Kitchen

Laundry room addition

The kitchen sits on the east side of the home, and still features its above-cabinet clerestory windows. The cabinetry itself has been updated with very appropriate, fitting and clean-lined cabinets which reflect the midcentury modern lines of the home. One half of the kitchen provides tile countertops, while the other is finished in laminate. Despite the texture differences, they both seem to work in the space.  The family room is accessed through the kitchen, and adjacent to the family room is the laundry room which sits in the enclosed service porch area providing access to the garage.

The master bedroom sits at the front southwest corner of the home, overlooking the front driveway. The original west-facing clerestories are still in place and appear to have a film over them to minimize bright sunlight entering the room.  Both secondary bedrooms are at the rear of the home, and are efficient in size and layout. Both the master and guest bath have been updated over the years, and feature vanities and tilework from various decades.

Pool & patio at back of home

Out back, a trellised patio cover sits off of the living and dining rooms, and leads out to a large paver-ed patio space. Nearly all of the backyard is covered in pavers, with the exception of a few planters and the large, rectangular swimming pool. The paver are at least low-maintenance, and offer plenty of flexible space for entertaining.

This appears to be a well-maintained Corbin Palms home, which has great bones, nice original lines and gives owners the flexibility to update previous updates while still keeping the integrity of the home intact.

South Granada Hills Palmer & Krisel Home For Sale – Granada Hills, CA

Located in South Granada Hills in the San Fernando Valley is this 1956 Palmer & Krisel-designed home new to the market. Featuring three bedrooms and two bathrooms in 1,650 square feet, a two-car detached garage and an in-ground pool all on a 7,400 square-foot lot, the asking price on this home is $559,000.

Front entry

The exterior of the home maintains its original midcentury lines with vertical board and batten siding and original aluminum-framed windows. The garage and front door have been replaced with raised-panel doors, but can be swapped out to more fitting flat panel doors at any time. The front yard contains low-water using gravel, palms and fruit trees, along with a sweeping expanded driveway allowing for plenty of room for parking.

Inside, the floorplan is nearly identical to ones that we’ve seen in Corbin Palms, with the kitchen at the west end of the home, a family room (often converted to a dining room) at the front of the home, living room in the rear and all the bedrooms on the east side of the home, while a solarium has been added onto the rear of the home.

Added solarium at back of home
The current dining room overlooks the front entry, and is fully open to the kitchen, and partially open to the living room with the addition of an opening carved in the demising wall. The living room overlooks the backyard through the solarium, and is anchored by large walls of glass and a fireplace. Unfortunately the signature modernist Krisel fireplace has been hidden under stacked stone veneer, which can always be removed and restored at some point.

Kitchen & clerestory windows

The kitchen features its original clerestory windows allowing plenty of natural light to flood the room, and the original kitchen cabinets are still in place. Modern granite countertops have been added to the vintage cabinets, which stylistically don’t match, but could always be replaced with a better-suited laminate.

The master bedroom sits at the front corner of the home, and features high windows and original clerestory windows allowing for privacy while letting in lots of light. Both of the secondary bedrooms overlook the backyard and feature their original floor-to-ceiling four-pane windows and high open-beamed ceilings. Both the master and guest bathrooms have been updated with modern tilework and overly ornate vanities that don’t reflect the midcentury modern aesthetics of the home, and read slightly off, but both rooms are clean and functional as-is.

Back of home and pool

Turf, patio & pool in backyard

Pool and solarium

The south-facing backyard features a large in-ground pool that is accessed from the solarium addition off of the living room. Palms and plants surround the swimming pool, along with a generous patio area, and a small patch of grass is located at the southeast corner of the yard.

This is only the third home to come on the market in three years in this Palmer & Krisel neighborhood, making it a great opportunity to acquire a home that maintains much of its original integrity. The home can be enjoyed as-is, or with a few minor tweaks this Granada Hills property will make a great modernist showplace. Redfin predicts this home will sell fast, so act quickly on this one.

Expanded Parkwood Covina Palmer & Krisel For Sale – West Covina, CA

Built in 1953 by the Devon Construction Company is this midcentury Palmer & Krisel-designed home in the Parkwood Covina neighborhood in West Covina, CA. With three bedrooms and two bathrooms in 2,338 expanded square feet and a two-car garage on a 7,000 square-foot lot with an asking price of $498,000.

There are not many pictures of this early Palmer & Krisel tract home, just one of the front, one of the back and two inside. The exterior of this south-facing home features a lush, green lawn and a large mature shade tree occupying the center of the yard. The exterior of the home has been modified with stone accents, the original clerestory windows appear to still be intact, and mature green shrubs line the entryway into the home.

Entry

Kitchen
There are only two photos inside, one of the kitchen and one of the entry. That’s it. We can tell that the kitchen has been updated with granite countertops, raised panel cabinetry, and mosaic tile backsplashes. Other than that, we know the home has been expanded towards the rear of the property, and the former detached garage has been attached to the home.

Backyard
The backyard is mainly occupied by the addition, but includes a small trellised patio and a small grassy area. The price certainly seems decent for the neighborhood, hopefully the lack of pictures doesn’t mean that there are lots of surprises in this property.
