The floor plan is one that we’ve seen before in several other locations within the San Fernando Valley. The kitchen sits on the east end of the home, a family/dining room and the master bedroom and bathrooms up front, secondary bedrooms and living area at the rear. The front yard is fenced off from the street, and includes a grassy lawn, a few small shrubs and a tall, lone pine tree near the sidewalk.

With pink rose carpeting and original open beamed vaulted ceilings, there’s some great retro charm to this midcentury home. The family/dining room sits just off the entry, and is open to the original kitchen on the east side of the home, with a portion of the original demising wall between the two removed. The cabinetry in the kitchen is original, but counters have been updated with granite which gives a slight unexpected contrast in design styles & eras. The original clerestories above the kitchen cabinets are still in place, allowing natural light to flow into the space.

The original living room sits at the rear of the home, and now opens to the rear addition. Once overlooking the backyard through floor-to-ceiling windows, the openings now access the addition altering the flow of the space. The original modernist fireplace has been ‘traditional-ized’ with a mantle and formal surround, replacing what most-likely was stacked block matching the block accents on the front of the home.

The master and secondary bedroom on the west side of the home both retain their original clerestory windows, covered with thick curtains to block out any intruding sunlight. Midland Meadows Palmer & Krisel Home For Sale – Fullerton, CA


Built in 1955 by Midland Properties is this Palmer & Krisel-designed home in Fullerton, California. With three bedrooms and two bathrooms in 1,340 square feet, a two car garage all sited on a 6,900 square-foot lot the asking price on this midcentury home is $515,000.

This particular midcentury home has some great modernist bones that received a makeover at some point in the 1980s. The exterior of the home has had its body covered in clapboard siding. Windows have been added to the detached garage, a cottagey-garage door has been placed on the garage, and the original windows have been modified with cottage-style replacements.

Inside, the living room sits at the rear of the home, while the kitchen and dining room sit at the front. The dining room is open to the entry, which is open to the kitchen beyond. A running-bond block divider separates the dining area from the living area, topped with an open soffit. The original vaulted open-beamed celotex ceiling are still in place throughout the home, with the exception of the kitchen whose ceilings have been lowered.

The living room is anchored by a signature modernist stacked block fireplace flanked by windows overlooking the backyard. A linear oak mantle was added at some point over the years, but unfortunately visually cuts the fireplace in half. The original floor-to-ceiling windows have been shortened and sidelights have been added to the former sliding glass doors.

Throughout the entire home the original clerestory windows have been removed and replaced with fan-light style windows, and in the case of the kitchen, the ceiling lowered and the windows covered. This significantly cuts down on the amount of natural light entering the home, but these changes were made long ago and can always be undone.

The kitchen is long an linear, receiving it’s makeover when the home was remodeled in the 1980s. All appliances and cabinetry appear to be in clean, livable condition. The laundry room sits at the front of the kitchen, and provides quick access to the detached garage.

The bedrooms all feature the same funky clerestory replacement window retrofitting, and the master sits at the front of the home while the secondary bedrooms sit at the rear. The bathrooms have both been renovated in the 1980s, but like the kitchen are clean and functional. Interestingly, the guest bath retains it's original pink American Standard sink and bathtub.

The north-facing backyard includes a trellised patio just off the living room, a small grassy lawn and planters surrounding the perimeter of the yard.  There’s plenty of space to enjoy as-is or create a more water-conserving makeover.

While the 1980s renovation takes away some of the modernist character of the home, the property appears to be in great condition and could make a great candidate for restoration.

Palmer & Krisel Storybook Village Major Fixer For Sale – North Hills, CA


Situated near the end of a 13-home cul-de-sac is this 1956 Palmer & Krisel-designed home in the San Fernando Valley Community of North Hills, CA. Built by A. Sandler and D. Aldler Enterprises, this home is in need of major repair. With three bedrooms and two bathrooms in 1,344 square feet, an empty in-ground pool and a detached two-car garage on an 8,400 square-foot lot with an asking price of $460,000.

The property is currently a short sale subject to bankruptcy court and lender approval, so those with a little patience and a lot of cash would be the ideal buyer of this property. There’s only seven photos of this home provided, and by the looks of the photos, lots of elbow grease and vision is needed.

From the interior photos shown, the open beamed vaulted ceilings appear to still be in place. The kitchen is in need of an overhaul, last updated in the late 1980s with tile counter tops and raised-panel cabinetry. Any appliances appear to be long gone.

The laundry room appears to have suffered a major leak, with water damage tearing aprart the interior walls and warped, split wood flooring in a secondary bedroom. The yard photos indicate some really beautiful, specimen cacti, agaves and yuccas, with lots of overgrown vegetation in between. The pool is empty, and may need replastering. There’s a lot of vision and a lot of elbow grease needed with this property, and hopefully the midcentury modern details of the property won’t be lost in the renovation.
