Gated Corbin Palms Palmer & Krisel Pool Home For Sale – Woodland Hills, CA

Built in 1954 by the Alexander Construction Company is this Corbin Palms Palmer & Krisel-designed home new to the market. With three bedrooms and two-and-a-half bathrooms in 1,392 square feet, a two-car garage and an in-ground pool and spa on a 7,500 square-foot lot this home carries an asking price of $595,000.

View of front of home from street

Front entrance and garage

The front of this east-facing home sits behind a wrought iron fence and gate, separated from adjacent Jumilla Avenue by a small hedgerow which helps conceal the fence. A well-proportioned front lawn sits between the sweeping driveway and the home. The home is a Corbin Palms Plan H-1, and sits with its gable end towards the street with original clerestory windows still intact. The original carport has been converted to a two-car garage, and the front door has been replaced with a much more traditional replacement.

Once encompassing four bedrooms, the wall between the fourth bedroom and kitchen has been removed to create a private dining area. A half bath sits off the entry, while the kitchen and living areas sit towards the sides of the home and the bedrooms sit towards the rear.

Living room and entry

Living room and fireplace

The living room appears to still contain its original parquet wood floors, open-beamed ceilings and floor-to-ceiling windows overlooking the side yard. A wide red brick fireplace anchors the northwest corner of the living room, modified over the years with only the simple addition of a small mantle.

Kitchen and bedroom-converted-to-dining room

The kitchen has been updated with shaker-style cabinetry, granite countertops and stainless steel appliances. A long window has been added between the kitchen and living room, housing a wine glass rack and can lights.

Rear bedroom

Bathroom with original medicine cabinet and mirror

Hallway and secondary bedroom

The home never featured a ‘true’ master, instead it sandwiches a bathroom between two of the bedrooms on both the north and south side of the home (minus the bedroom now converted to a dining room). The remaining three bedrooms lie in their original configurations, with floor-to-ceiling windows and vaulted ceilings. The bathroom shown contains its original medicine cabinet and mirror, but otherwise has been updated.

Covered patio off of living room

North side yard patio

Large pool wrapping around side and rear of home

Hot tub at rear of home

As the home sits lengthwise on its lot, it has a wider side yard with a shallow backyard. A large covered patio sits off of the north-facing living room, surrounded by mature trees and shrubs. Just beyond the covered patio, a large curvilinear swimming pool wraps around the corner of the home, while an above-ground sap sits at the back of the property. Privacy shrubs surround the entire backyard, creating a intimate retreat-like setting.

There’s lots of potential with this home, and like most in Corbin Palms, this one should be a fast sell at its current price tag.

Front of home

Front courtyard

The exterior of the home features some great vintage midcentury modifications that appear as if they took inspiration from modernist landscape architect Garret Eckbo. A soft blue privacy fence shields the front patio and courtyard from the street, while an open and shaded pergola roof defines private areas, walkways and interior patios. The home still reads as distinctively Krisel behind the landscape architecture, and is complimented by the paralleling midcentury style.

Living and dining room

Living room fireplace

Inside, the living, dining and kitchen all sit at the rear of the home while the bedrooms sit towards the front. The living and dining rooms were built as great rooms, with fantastic vintage paneling surrounding the living room, original clerestories with some clean-lined floating bookshelves with a built-in console sited below, and a paneled fireplace on the rear wall of the home. The adjacent dining is currently used as a sitting/piano area, and is surrounded by Krisel’s signature floor-to-ceiling windows overlooking the backyard.

The master bedroom sits tucked between the living room and entry hall at the front corner of the home. A large sliding glass door overlooks the serene front courtyard, and side windows allow for additional natural light to enter the space. The tilework appears to have been updated over time, but maintained in such a style that looks as if it’s been in the home since day one.

The two guest bedrooms are in their original configurations, split form the master, with open-beamed vaulted ceilings, floor-to-ceiling windows, built-ins and vintage paneling. Vintage Palmer & Krisel Fixer in Southwest Whittier For Sale – Whittier, CA

Following this week’s theme of Palmer & Krisel vintage fixers is this 1955 home located in southwest Whittier, CA. This efficient midcentury diamond in the rough features four bedrooms and two bathrooms in 1,340 square feet, and attached two car garage all on a modest 5,100 square-foot lot and carries an asking price of $410,000.

Front of home
The entry to the home sits recessed in the front yard, behind a prominent garage façade. A wide lawn sits between the home and the street, accented with palms and a small patio. The exterior of the home maintains a classic midcentury light blue color, while original four-pane floor-to-ceiling windows flank the front door.

Living room - behind that couch is a pretty great modernist fireplace

Dining and living room

The living and dining rooms sit towards the rear of the home, and are open to each other with a bust flooring pattern drawing attention down rather than outwards. A signature modernist Krisel fireplace anchors the living room, with a long, low shape, open corner and stacked brick accents, but unfortunately couch placement prevents visibility of this great piece of architecture.

Original kitchen

The kitchen sits at the side of the home, and appears to be mostly original, with unpainted original cabinetry and signature tile countertops still in place. The unique two-piece split cooktop, so far unique to this subdivision, is still present as are peg board sliding upper cabinets.

Secondary bedroom

Original unpainted doors are still intact throughout the home

Secondary bedroom

Guest bath

Master bedroom

Master bath

All four bedrooms appear in their original configurations, with vaulted open beamed wooden ceilings still intact along with floor-to-ceiling windows. All interior doors in this home appear to be nice and vintage unpainted, giving the home a solid midcentury vibe throughout. Both bathrooms have been updated with materials and finishes that are not necessarily in keeping with the modernist aesthetic of the home, and are now good candidates for a makeover.

The one and only picture of the backyard is of the shed

Very few of the homes in this subdivision have a substantial backyard, and this property is no exception. The rear yard area consists mainly of a large concrete patio with a wide storage shed occupying a substantial portion of the patio area.

There’s lots of great potential with this home, both with the original kitchen being in such great shape and the opportunity to bring out the best with the interior and exterior of the property.

Vintage 1955 Bermuda Woods Restoration Opportunity – Reseda, CA

Built in 1955 by Dunas, Greene & Swidler is this nearly all original 1955 Palmer & Krisel-designed home relatively new to the market. With four bedrooms and two bathrooms in 1,296 square feet, an in-ground pool on an 8,600 square-foot lot the asking price on this well-worn mid-mod home is $429,000.

Carport and entry
With one owner over the last forty years, there’s a bit of deferred maintenance on this property making it ripe for a restoration or renovation. The home sits far from the front property line, with a patchy front lawn and small mature trees sited in front of the home. A decaying U-shaped asphalt driveway leads to the original front porte cochere-style carport.

This particular four-bedroom floorplan was one that Krisel repeated in many other subdivisions, with the living and dining rooms at the rear of the home, the kitchen on the north side, and all four bedrooms on the south side of the home, two at the front and two at the rear.

Entry hall

Living and dining rooms

The rear-facing living room is anchored by its original stacked brick fireplace, unaltered over the years with its original intended design still intact. Original east-facing French doors and four-pane windows overlook the backyard and pool area, but are covered in the listing photo provided. The diminutive dining room is tucked to the side of the living area, but still contains its original clerestory windows allowing lots of natural light to enter the space.

Kitchen

Kitchen and laundry

The adjacent kitchen is all well-worn original, with vintage large saucer pulls on all lower cabinet fronts and sliding upper cabinet doors.  The laundry sits adjacent to the kitchen, and features a secondary door to the front driveway.

Secondary bedroom

Guest bath

Pool & backyard

Side yard

Pool and backyard

Pool and back of home
The photos provided of the bedrooms and baths indicate more worn living areas, with walls in need of paint and a bath in need of a refreshing. The backyard is centered around a modest-sized in-ground pool, with lots of hardscape and patio area surround the pool. The backyard landscape is pretty much on par with the front, with a large mature tree surrounded by overgrown planter areas.

This is a great opportunity to acquire a pool home ripe for restoration in the classic modern neighborhood of Bermuda Woods.
